The village is considered one of the prettiest in the region, with a brook running through the centre and banked by mature limetrees. Opposite the ancient stone bridge is The Montagu Arms, a well-known and  popular public house. Barnwell Manor and former castle are buildings steeped in history and with royal connections. Also within the village is a village hall with many community activities and a well-stocked shop / post office. The historic town of Oundle lies about two miles away and boasts a number of family run businesses, shops and restaurants set around the traditional market place. There is a good range of leisure facilities within the town including a theatre, art galleries, sports clubs and public houses. There is also an excellent choice of schooling. More extensive facilities, including main line rail travel (King's Cross 50 mins) are available in Peterborough, about 12 miles away.

This charming stone cottage dates from the late 1700s and is Listed Grade II. The cottage displays some original character, such as a beamed ceiling and window seat. A two storey extension was added in the 20th Century, increasing and improving the living space, into a comfortable and practical home.

The ground floor is entered via an original planked door with strap hinges. The sitting room has a beautiful brick floor, a fireplace with a gas fired living flame insert and a window seat. The window itself over-looks the front garden.

A door beneath stairs opens to a lobby which in turn runs into the cloakroom / WC.
Another door leads to the back hall, where there is a door to the garden and one into the kitchen.

The kitchen / Breakfast Room is fitted with a range of wall and base units in oak. There is plenty of cupboard space and work-surfaces with inset sink 1 1/2 bowl sink with mixer tap. There is an electric cooker and space for fridge and washing machine. There is also space for a table and chairs. The window has a lovely view over the rear garden. The gas fired central heating boiler is mounted on the wall.

The stairs rise from the sitting room to a spacious landing with study area. A window over-looks the front garden. The airing cupboard has shelving.

The main bedroom is at the back of the house and enjoys a lovely view over the gardens and fields beyond, to the west. It has fitted furniture and wardrobes.

The second bedroom is also a double room and has a window overlooking the front garden and a built-in wardrobe to one side.

The bathroom is well-appointed with a panelled bath with shower above, WC and wash basin.

The cottage sits behind a long front garden and has a view of the brook. It may be possible to remove the picket fence and the dwarf wall, to create parking, as each of the neighbours has done. The path leads beside the lengthy lawn to a terrace and on to the front door.

The rear garden can be accessed from the back hall of the house. There are steps up to the lawn which captures the southerly and westerly sunshine. A post and rail fence marks the boundary. There is pedestrian access to the garden, over the neighbouring property.
