Freehold
A 1930s family house, with a traditional layout and delightful, organic, cottage gardens, in all about 0.32 acre, set in a prime village.

The Property
This attractive detached house, dating from 1930’s, sits upon a mature and established plot of 0.32 acre. The property offers dated accommodation that is perfectly habitable and has double-glazed windows and oil-fired central heating. There is tremendous scope for updating, alteration or extension. The superb plot size and privacy within the garden, would certainly make extending the house a worthwhile proposition.

The accommodation is set over two floors. The front door opens to the porch and in turn to the hall which has doors leading to the reception rooms. The dining room has a bay window to the front. The kitchen is set beyond and has a range of wall and base units with worksurfaces and an inset sink. There is an electric cooker point, space for a fridge and plumbing for a washing machine. A door opens to the utility room with a separate WC. Across the hall is the sitting room which connects to a conservatory, enjoying views of the garden.

On the first floor there are three bedrooms. The bathroom, though dated, is fully functional and a bath, WC and wash basin. The house has a gated drive to the approach of the property, which provides plenty of parking and leads to the detached garage.

The main garden is set at the back of the house and offers something for everyone, with a formal lawn, orchard, meadow and vegetable patch. Mature trees and hedging to the boundaries, provide excellent privacy.

Location
Elton is a charming village with excellent facilities including a primary school, popular public houses, a garden centre, village shop and a restaurant. The village sits above the banks of the river Nene as it meanders its way towards Peterborough. There are a number of footpaths and bridleways leading to the gently rolling countryside. The historic town of Oundle lies about 5 miles to the South and offers a range of family run shops, businesses and restaurants set around the traditional Market Place. There is excellent schooling and a number of sports clubs and facilities. Stamford, about 7 miles away, is a larger market town, with excellent facilities and restaurants, as well as schooling. Peterborough lies about 7 miles away and offers extensive shopping and leisure facilities, as well as mainline rail to London (King's Cross 50 minutes).
