Brook End is a house of many possibilities. Originally a Victorian barn, tucked at the end of a lane, the architect owner purchased the property in the late 1970s, converting it and extending it greatly, to create a rather special home. The clever design, with the day living spaces on the first floor, maximises enjoyment of the beautiful and tranquil setting. Each of the rooms enjoys fabulous light from the large windows, which afford views over the gardens, and some have views over the paddock and countryside beyond.

There are two large studios, or of course, further bedrooms, served by the landing. One of the studios has direct access to the garden. This whole floor could serve as annex type accommodation, or would make a good business premises, as access via the rest of the house is not required.
On the ground floor of the original barn, again served by the inner hall, there is a huge garage, with storeroom / workshop to one end. There is also a plant room, housing the gas-fired central heating boiler. This whole area offers potential for conversion to further accommodation, perhaps creating a dwelling for multi-generational living.
The gardens are a fabulous feature of the house, with a large south-facing lawn surrounded by well-stocked beds. There is an upper lawn, where there is a shady seating area and a terrace. Across the singled drive is the well-tended vegetable garden and small orchard. Beyond, is the paddock, which runs down to the brook, which supports a great variety of wildlife, including otters and kingfishers. The paddock has alternative vehicle access from St Andrews Lane, which will be shared with the neighbouring landowner.
Titchmarsh sits within the Nene Valley. The village offers a popular public house, The Wheatsheaf, a useful community shop and an excellent primary school. The village is surrounded by gently rolling countryside which can be accessed via a number of footpaths and bridleways. The market towns of Thrapston (2 miles) and Oundle (5 miles) provide a good range of traditional shops, restaurants and businesses set around their historic market places. There is also an excellent choice of schooling. London’s King’s Cross and St Pancras stations can be reached within 48 minutes from Huntingdon or Wellingborough stations.
